Soft Wash_ The Gentle Way to a Beautiful, Clean Home

After reading Part 1, you might be thinking… “Okay, no pressure washer. But how DO I clean my house?”

Great question.

The answer is soft wash house cleaning—a method that uses low pressure and specialized solutions to clean safely and effectively.

At Mobile Up, we’ve used soft wash on hundreds of homes across Western Washington. From Tacoma to Kent, Federal Way to Auburn. And we’ve seen it transform dirty, green, dingy houses into homes people are proud of again.

Let’s show you how it works.

What Is Soft Wash?

Soft wash is the opposite of pressure washing in almost every way.

How Soft Wash Works:

1. Low pressure — Under 500 PSI. That’s less than a garden hose with a spray nozzle.

2. Cleaning solutions — Biodegradable chemicals that break down dirt, algae, mold, and mildew at the root.

3. Dwell time — The solution sits on the surface for 10-15 minutes, doing the work.

4. Gentle rinse — Low-pressure water washes away the loosened grime.

The cleaning solution is the hero of soft wash house cleaning. It kills algae at the root. It breaks down organic matter. It sanitizes the surface. The water just carries it away.

Why Soft Wash Is Safer Than Pressure Wash

Because the pressure is low, soft wash won’t:

  • Force water behind siding
  • Peel paint
  • Remove roof granules
  • Crack windows
  • Damage wood or vinyl
  • Create pressure washing damage (read Part 1 if you missed it)

What’s Growing on Your Siding Right Now?

After a Washington winter, your siding is hosting a lot of things. Here’s what soft wash house cleaning removes:

Algae

That green or black streaking on north-facing walls? Algae. It loves damp, shaded areas. It’s alive. And it spreads.

Mildew

White or gray powdery patches. Also alive. Also spreads. Also loves our damp climate.

Mold

Black or dark green spots. Can be fuzzy. Not just ugly—potentially unhealthy.

Dirt and Pollution

The combination of rain, car exhaust, and industrial fallout creates a gray film that hides your home’s true color.

Pollen and Tree Sap

Spring brings yellow dust and sticky drips. Both attract more dirt.

Soft wash house cleaning doesn’t just rinse these things away. It kills them so they don’t come back as fast.

A Story from Tacoma: The Green House No More

We worked with a family in Tacoma last year—the Garcias. Their house faced north, and the entire front was covered in green algae. It had been getting worse for years.

“We thought about pressure washing,” Mrs. Garcia said. “But we were afraid of damaging the siding.”

Smart choice. We did a soft wash house cleaning instead.

We sprayed the north side with our algae-killing solution. Let it sit for 15 minutes. Watched as the green literally melted away before our eyes. Then rinsed gently with low-pressure water.

The before-and-after was dramatic. Their house looked years younger.

Mr. Garcia stood in the driveway, shaking his head. “We’ve been embarrassed by this house for so long. Now we want to have people over.”

Six months later, the green hadn’t returned. That’s the beauty of soft wash house cleaning—it kills the roots.

How to Soft Wash Your House (DIY Version)

You can do this yourself. Here’s a step-by-step guide for soft wash house cleaning.

What You’ll Need:

  • Garden hose with spray nozzle
  • Pump sprayer (available at any hardware store, $15-30)
  • Soft wash cleaning solution (buy a house wash concentrate—don’t mix your own bleach)
  • Soft-bristle brush (for stubborn spots)
  • Plastic sheeting (to cover plants)
  • Ladder (if needed, with someone holding it)

Step 1: Prepare

Cover any plants, shrubs, or flowers near the house. The cleaning solution won’t kill them if you rinse thoroughly, but why risk it?

Close all windows and doors. Cover light fixtures and electrical outlets with plastic bags and tape.

Step 2: Mix and Apply

Follow the instructions on your soft wash solution. Mix in your pump sprayer.

Apply from bottom to top. This prevents streaks. Work in sections.

Step 3: Let It Sit

Wait 10-15 minutes. Don’t let it dry completely. If it’s drying, rinse and reapply.

You’ll see the dirt and algae start to run off on their own. That’s the chemistry of soft wash house cleaning working.

Step 4: Rinse

Using your garden hose (no pressure washer!), rinse from top to bottom. Keep rinsing until the water runs clear.

Step 5: Spot Clean

For stubborn areas, use a soft-bristle brush and more solution. Never use a wire brush or hard bristles.

Step 6: Rinse Plants

After you finish, thoroughly rinse any plants that got splashed.

A Story from Kent: The DIY Success

We had a client in Kent named Mike. Handyman type. Liked doing things himself. But he wasn’t sure about cleaning his house safely.

“I almost rented a pressure washer,” he told us. “Then I read your article and thought… maybe not.”

He bought a pump sprayer and soft wash solution for about $60 total. Spent a Saturday morning on his house.

The next week, he sent us a photo. His house, clean and bright. The caption: “Best $60 I ever spent. No damage. No stress. Thank you.”

That’s the goal of soft wash house cleaning. Not everyone needs to hire us. We just want people to know the safe way.

When to Call a Pro

Soft wash house cleaning is DIY-friendly for single-story homes. But sometimes it’s worth calling a professional.

Call us if:

🛠️ Your house has two or more stories (ladder safety is no joke)
🛠️ You have significant mold or algae growth (we have stronger, commercial solutions)
🛠️ Your siding is old or fragile (let us assess first)
🛠️ You just don’t want to do it (no judgment at all)

We have commercial-grade soft wash equipment, safe ladders and lifts, and years of experience. We’ll clean your house thoroughly and safely with professional soft wash house cleaning.

The Mobile Up Approach

At Mobile Up, we’ve seen the aftermath of pressure washing disasters all over Western Washington. Renton. Tacoma. Olympia. Kent. Every time, it breaks our hearts.

That’s why we’re passionate about soft wash house cleaning.

When we clean a house, we:
🛠️ Use only soft wash methods — No high pressure anywhere near your siding
🛠️ Use commercial-grade solutions — Stronger than store-bought, but still safe for your home
🛠️ Protect your plants — We cover and rinse thoroughly
🛠️ Check for damage first — We’ll tell you if your siding needs repair before cleaning
🛠️ Clean everything — Siding, windows, gutters, soffits, all at once

We’ve cleaned houses that hadn’t been washed in 20 years. We’ve seen algae so thick you couldn’t see the original color. And we’ve watched homeowners cry happy tears when they saw the transformation.

That’s why we do what we do.

The Bottom Line: Gentle Wins Every Time

Soft wash house cleaning is safe. It’s effective. It kills algae at the root. And it won’t destroy your siding, roof, or windows.

The Garcias in Tacoma learned this when their green house finally became beautiful.
Mike in Kent learned it when he did it himself and succeeded.

Which story will yours be?

At Mobile Up, we’re here to help you write the good one. The one where your house gets clean without getting destroyed. The one where you know the safe way before you start.
