Waiting Lists and Availability: How to Find a Spot in WA’s Best Family Parks

By The Mobile Up Team | A Guide for Washington Families | Published April 2026

You’ve found the perfect mobile home. It’s remodeled, move-in ready, and waiting for you at Mobile Up. There’s just one catch: it’s currently located in a park that doesn’t have any open lots.

Or maybe you’ve found a park you love – great neighbors, perfect playground, reasonable space rent – but there are no homes available to buy.

Sound familiar?

This is the classic mobile home shopping puzzle: do you find the home first, or the park first?

After helping hundreds of Washington families navigate this exact challenge, we’ve learned the ins and outs of waiting lists, timing, and strategy. Here’s what you need to know.

THE CHICKEN-AND-EGG PROBLEM

Most new buyers assume the process is simple: pick a park, pick a home, move in.

In reality, it rarely works that smoothly.

  • If you buy a home first, you might discover that no parks in your desired area have an open lot. Or the park where the home sits has a waiting list a year long.
  • If you secure a park spot first, you may wait months for the right home to become available in that community.

So which approach is better? The answer depends on your timeline, flexibility, and the specific parks you’re targeting.

Understanding Washington Park Waiting Lists

Popular family-friendly parks across Washington – especially those in good school districts or with low space rent – often have waiting lists. Here’s what to expect:

Average Wait Times

Type of ParkTypical Wait TimeNotes
55+ communities3–12 monthsHighly sought-after; some have years-long lists
Family parks with low rent6–18 monthsMost competitive category
Family parks with mid-range rent2–6 monthsMore availability
Newer parks0–3 monthsOften growing, more turnover
Established parks with higher rent0–4 monthsLess competition

How Waiting Lists Work

Most parks maintain a formal waiting list. Here’s what to know:

  • Application fee: Usually $25–$100 to be added to the list
  • First-come, first-served: Generally, your position determines priority
  • Lot-specific vs. general: Some parks let you wait for a specific lot; others just put you on a general list
  • Renewal requirements: Some lists expire after 6–12 months; you may need to reapply
  • Residency requirements: Some parks prioritize buyers who already own homes within the community

Pro tip: Call parks regularly – don’t just wait. When lots open, managers often reach out to people who’ve shown consistent interest.

STRATEGY #1: FIND THE PARK FIRST

This approach works best for families who:

  • Have flexibility on home style and price
  • Are set on a specific community or location
  • Don’t mind waiting for the right home to appear

How to Do It

  1. Identify target parks. Make a list of 5–10 parks you’d love to live in.
  2. Call each park. Ask these questions:
    • “Do you have a waiting list for lots?”
    • “How long is the current wait?”
    • “Do you allow buyers to bring in homes they purchase elsewhere?”
    • “If I find a home already in your park, can I buy it and stay?”
    • “What are your residency requirements?”
  3. Get on waiting lists. Pay the application fee and get your name in. Keep records of when you applied and who you spoke with.
  4. Follow up regularly. Call every 2–4 weeks. Be friendly. Be persistent. Managers remember engaged, polite prospects.
  5. Watch for existing homes. Even while waiting for a lot, homes within your target park may come up for sale. Buying an existing home that’s already in the park is often the fastest path in.

Pros

  • You end up exactly where you want to be
  • You can research the community thoroughly before committing
  • You avoid the risk of owning a home with nowhere to put it

Cons

  • Wait times can be long (months to years)
  • You may miss out on great homes elsewhere
  • No guarantee a spot will open

STRATEGY #2: FIND THE HOME FIRST

This approach works best for families who:

  • Found a Mobile Up home they love
  • Are flexible about which park they live in
  • Want to move quickly

How to Do It

When you buy a home from Mobile Up, it’s already located in a specific park. That means you’re not starting from scratch – you’re buying into an existing community.

Here’s the key question: Does that park have open lots, and can you stay there?

Before you fall in love with a home, we help you verify:

  • Is the lot included with the home purchase?
  • Are there any park-specific requirements you need to meet?
  • What’s the current space rent?
  • Is there a waiting list to get in? (If you’re buying the home, you’re typically taking over the existing lot lease)

If the Home Is in a Park You Love

Perfect! You’re all set. Just complete the purchase and move in.

If the Home Is in a Park You’re Unsure About

You have options:

  1. Buy the home and move it. This is expensive ($5,000–$15,000 for transport, plus setup costs) and requires finding a new park that accepts your home.
  2. Stay in the current park. Live there while you get on waiting lists elsewhere.
  3. Keep looking. If the park isn’t right, pass on the home and wait for one in a better location.

Pros

  • You can move quickly (often within weeks)
  • You know exactly what home you’re getting
  • No waiting for a lot to open up

Cons

  • Less control over which community you end up in
  • May need to move the home if the park isn’t right
  • Park rules and community vibe are secondary considerations

STRATEGY #3: THE HYBRID APPROACH (BEST OF BOTH)

This is what we recommend to most Mobile Up buyers:

  1. Start with parks. Identify 3–5 parks you’d be happy to live in. Get on their waiting lists if they have them. Visit each park at different times to get a feel for the community.
  2. Watch for homes in those parks. Once you’ve identified target parks, keep an eye on homes for sale within them. Mobile Up often lists homes in these communities.
  3. Be ready to move fast. When a home becomes available in a park you love, great homes go quickly. Have your financing ready and be prepared to act.
  4. Consider a “bridge” plan. If your dream park has a long waiting list, you might buy a home in a nearby park first, then move when a spot opens. Yes, moving a home costs money, but sometimes the wait is worth it.

HIDDEN COSTS TO CONSIDER

Before you commit to a park or a home, understand all the costs involved.

If You Buy a Home and Need to Move It

  • Transport permits: Required for moving on public roads
  • Transportation cost: $5,000–$15,000 depending on distance
  • Setup/installation: $5,000–$15,000 for foundation, skirting, utility connections
  • Permits: $500–$5,000 depending on local requirements

If You’re on a Waiting List

  • Application fees: $25–$100 per park (non-refundable)
  • Holding costs: You may need to store a home or continue renting elsewhere while you wait

If You’re Buying a Home Already in a Park

  • Space rent deposit: Often first and last month’s rent
  • Application fee: Some parks charge new residents to transfer the lease
  • Background check: Many parks require this for new residents

QUESTIONS TO ASK BEFORE JOINING A WAITING LIST

Before you pay any application fees, get answers to these questions:

  1. How long is the current wait? Ask for an honest estimate. Some parks will tell you “6–12 months”; others will say “we don’t know.”
  2. Does the list expire? Some parks require reapplication after a certain period.
  3. What’s your position? If it’s a numbered list, ask what number you are.
  4. Can I bring my own home? Not all parks allow outside homes. If you find a Mobile Up home elsewhere, will they let you move it in?
  5. What are the park rules? Get a copy of the rules before committing. Some parks have restrictions on home age, pets, or occupancy.
  6. What’s included in space rent? Water? Sewer? Trash? Know what you’re paying for.
  7. How often does rent increase? Ask for the last 5 years of increases.

RED FLAGS TO WATCH FOR

While most parks are well-managed, be cautious of:

  • Pressure to pay fees before answers. Don’t pay application fees until you have written answers to your questions.
  • Vague wait time answers. “We’ll call you when something opens” with no estimate may mean the list is years long or inactive.
  • No written waiting list policy. Legitimate parks have clear processes.
  • Refusal to provide rules in writing. You need to know what you’re agreeing to before you commit.
  • High pressure to buy a home first. Some sellers will push you to buy before confirming park availability. Don’t do it.

THE MOBILE UP ADVANTAGE

At Mobile Up, we take the guesswork out of the process. Every home we sell comes with:

  • Clear lot status. We know whether the lot is included and what the space rent is.
  • Park requirements upfront. We’ll tell you about any park rules or residency requirements before you fall in love with a home.
  • Options if the park isn’t right. If a home is in a park that doesn’t fit your needs, we can help you explore moving options or find another home.

We’ve built relationships with parks across Washington – from Everett to Olympia, Tacoma to Federal Way. We know which parks have waiting lists, which ones move quickly, and which communities are worth waiting for.
